Cleaning scheduling
Turnover cleaning that schedules itself
Hostibly watches your synced bookings and creates the turnover task for every checkout, timed to finish before the next check-in. Assign it to a team member and it sits in the same calendar as your Airbnb, Vrbo and Booking.com reservations. No spreadsheet, no group chat at 9pm.
Every channel you sync can trigger a turnover

A same-day turnover, hour by hour
This is the part a cleaning schedule app has to get right: the gap between one guest leaving and the next arriving. Here is one turnover, from the booking that caused it to the guest who walked into it.
Six weeks out
The booking syncs in
A guest books Friday to Sunday on Airbnb. The reservation lands in your Hostibly calendar through two-way iCal sync, carrying its checkout date.
As it lands
The task creates itself
A checkout on Saturday 14 March means a turnover that day. Hostibly adds the clean, dated for the checkout and windowed against the next check-in.
Before the week starts
You assign it
The clean goes to the person who works that property. The board then shows two covered turnovers and one gap, which is a problem you can still fix.
Saturday 10:00
The window opens
Guest out at ten, next arrival at three. The clean sits in the gap that actually exists between the two bookings, not in a slot you guessed in January.
Saturday 15:00
Ready for the next stay
The new guest walks into a cleaned property, and the arrival they came from is already blocked on every channel you list on.
What a cleaning schedule costs, per tool
Dedicated cleaning software is priced per property, per month, and it stacks on top of a property management system. Hostibly puts the turnovers in the same plan as the calendar that creates them.
| Tool | List price | What the price buys |
|---|---|---|
| Turno | from about $8 per property / month | Cleaning scheduling and a cleaner marketplace. Roughly a 5% commission on marketplace jobs, and it runs on top of the PMS you already pay for. |
| Breezeway | $19.99 per property / month | Cleaning, maintenance and guest operations. The published rate covers portfolios of 4 or fewer units; 5 or more is quoted after a demo. |
| Properly | Cohost Pro from $119 per property / month | A managed service tier: their team runs your turnover operation with your local vendors and your systems, not software alone. |
| Hostibly | $127 / month flat, Team plan | Turnover tasks plus two-way channel sync, a direct booking site, invoicing and a guest CRM, up to 25 listings. No commission on any job. |
At the 25-listing cap on the Team plan, $127 a month works out to about $5.08 per listing. Turno charges from about $8 per property and is free for a single listing with your own cleaners, so at one property it is the cheaper call.

The card your team works from
A turnover that creates itself is only half the job. The other half is a task specific enough to hand to someone who cleans six properties a day and never opens your inbox.
- One owner, visible early
- An unassigned turnover is a visible gap on the board on the morning it matters. That is the whole defence against the cleaner who never shows: you see the hole while a guest is still asleep, not after the next one has landed.
- Written down, not remembered
- The steps for the property live on the task. What counts as finished no longer depends on who you managed to reach on the phone that morning.
- Attached to the booking
- The task carries the reservation that created it, so when you look at a stay you also see the clean that has to happen around it, across every property and channel in one view.
What ships with the plan
- A task for every checkout
- Any synced stay that ends creates its turnover task, dated for the checkout day, without anyone entering it twice.
- A window that respects the next guest
- The clean is planned to finish before the following check-in, including the same-day turns where the gap is hours wide.
- Assignment to named people
- Turnovers go to team members on your account. The Team plan includes 5 users.
- One board across properties
- Every task from every listing in one view, next to the stays that caused them, instead of one group chat per cleaner.
- Channel sync included
- The two-way iCal sync that generates the tasks is part of the same plan, not an add-on you price separately.
- Setup done with you
- Our team connects your channels and builds your first task list with you during onboarding.
Live before your next turnover
There is no implementation project here. Connect the calendars you already have, name the people who clean, and let the bookings generate the week.
- 1
Connect your channels
Paste the iCal link from each channel into the matching listing. Existing reservations import on the first sync, so the checkout dates are already in the system.
- 2
Name who cleans what
Add your team members and assign the turnovers to the people who work each property. Five users are included on the Team plan.
- 3
Watch the week run itself
Each checkout creates its task and each task carries its owner. You open one calendar in the morning instead of six apps and a text thread.
Hosts who stopped scheduling by text message
Hostibly has made running my business a lot easier. The cleaner scheduling especially saves me a ton of time. Direct bookings have also helped me keep more repeat customers. It's nice not losing money to fees.
Daniel KingmaSuper HostWe've booked over $50k directly through our website in eight months with Hostibly. Unsurprisingly, local businesses love booking directly because our prices are better, and we offer discounts for longer stays.
BrandonProperty Manager and CohostI was a bit skeptical at first, but the setup service from Hostibly really delivered. All 14 listings were live in less than a month, and now my site genuinely reflects my brand and style.

- How does Hostibly know when a property needs a clean?
- From your bookings. Every reservation that syncs into Hostibly carries a checkout date, and a checkout means a turnover. Hostibly creates the cleaning task for that day, planned to finish before the next check-in, so a back-to-back stay still gets a clean in between. You can add a task yourself for deep cleans, maintenance visits or owner stays.
- Does Hostibly charge a fee per cleaning job?
- No. Hostibly runs on a flat monthly plan and takes no commission on any cleaning job. For comparison, Turno charges from about $8 per property per month and applies a commission of roughly 5% to jobs booked through its cleaner marketplace. If you already have cleaners you trust and never touch a marketplace, per-job fees are overhead with nothing attached to them.
- How much does vacation rental cleaning software cost?
- Dedicated tools price per property. Turno starts at about $8 per property per month and is free for a single property. Breezeway publishes $19.99 per property per month for portfolios of 4 or fewer units, with custom quotes above that. The Hostibly Team plan is $127 per month for up to 25 listings, which works out to about $5.08 per listing at the cap, and it includes two-way channel sync, a direct booking site, invoicing and a guest CRM rather than cleaning alone.
- Can I assign cleanings to my own cleaners?
- Yes. Turnovers are assignable to the team members on your account, and the Team plan includes 5 users. You keep working with the people you already trust. Hostibly organises the work instead of replacing your crew.
- Is cleaning schedule software worth it for one property?
- Sometimes. With one listing and one reliable cleaner, a note in your phone calendar may be all the scheduling you need, and the single-property Turno plan costs nothing. The case for software starts at two or three listings, or the first time a checkout and a check-in land on the same afternoon and you are the one driving the vacuum.
- What happens when a booking changes or cancels?
- The turnover is generated from the synced reservation, not typed in by hand, so the clean follows the booking data rather than sitting as a stale entry you have to chase.
- Is Hostibly an alternative to Turno or Breezeway?
- Yes. Hostibly puts turnover tasks in the same calendar as every booking, alongside channel sync, direct bookings, invoicing and your guest CRM, for one plan price.
