How Airbnb host fees work
Airbnb takes its cut as a service fee on the booking subtotal: the nightly rate multiplied by the nights booked, plus your cleaning fee and any extra guest fees. There are two ways Airbnb splits that fee.
The host-only fee is 15.5% for most hosts, and the guest pays no separate service fee. Airbnb has made it mandatory for hosts who use property management software, for hotels and serviced apartments, and for hosts in the countries where Airbnb requires it.
The split fee charges the host 3% and adds a 14.1% to 16.5% service fee to the guest's total. Airbnb is phasing it out, so plan your pricing around 15.5%.

What a direct booking changes
On a $700 booking, the host-only fee costs you $108.50. Take the same booking on your own site through Stripe and the card fee is $20.60, so you keep an extra $87.90. Repeat guests and referrals are the easiest bookings to move off Airbnb, because they already trust you.
A direct booking website takes those bookings on your own domain, charges the guest through your own Stripe account and blocks the dates on Airbnb, Vrbo and Booking.com through calendar sync, so a direct stay never double books.

- How much does Airbnb charge hosts?
- Most hosts pay a 15.5% host-only service fee on the booking subtotal, which is the nightly rate plus cleaning and extra guest fees. Hosts still on the split fee pay 3%, and the guest pays a separate 14.1% to 16.5% service fee on top. Listings in Brazil and Mexico pay 16% on the host-only fee and 4% on the split fee.

- Should I raise my prices to cover the host-only fee?
- On the host-only fee the guest sees no separate service fee at checkout, so a higher nightly rate can match the total a guest paid under the split fee. Run your current rate through the calculator on both structures, then raise the rate until your host-only payout matches your split-fee payout.
